One of the most important things in a Georgian house is its roof. This is a complicated piece of art. Such houses have a complex roof structure and concealed gutters which mean that water can get in. These houses have a double skin of bricks which is filled with rubble. So if water gets in, it stays in there and causes damage in the form of damp and rot. The repair can be expensive.

You must also check its basement to see if its water tight. This will allow you to use it even as a living space.

Another important factor is the maintenance and repair of a Georgian house, as this is very expensive. Proper conservation experts and conservation material will be required to carry out the work.

Moreover if you have plans of buying a flat in a Georgian building then you should check its insulation and sound proofing, as this might not be of the contemporary standard.

These houses usually have kitchens in the basement, ground floor has drawing and dining rooms, first and second floors have bedrooms and top floors have spaces for servants. These houses have full length windows, French doors opening to a garden. The walls in these houses are paneled, painted or papered. The floors have large rugs or carpets. The grander Georgian houses often have decorative marble floors. Another feature of Georgian houses is its fireplaces. These are usually at a focal point in the room and give it a nice warm and cozy feeling.
